Once we get the Bid Form for the Purchase Order and/or Sub-contract agreements signed, the site contractor or owner/builder can set the foundation while the home is being pre-built in our warehouse.
It's important to understand that the kit price only includes the exterior shell of the house. This is one reason that we are able to help keep your costs so affordable. Don't forget to factor in the cost of finishing the interior (such as the wiring, plumbing, insulation, drywall, fixtures, etc.), as well as the cost of the land, foundation, and utilities when planning your construction project.
Build tight, ventilate right.

The first step is getting your planning in order.
We can send you more detailed info on these steps.
If you own or want to buy a piece of property, talk with your local building or zoning officials to see whether you will be permitted to build on the site you have chosen. For example, there may be wetland issues or an architectural / aesthetic review committee that you should be aware of.
What about local zoning for urban areas or Home Owner Associations that require a certain look, or specific materials, textures, or colors on a building?
There are certainly ways to work around requirements such as this. For example, we can add a sub-trim so that siding can be easily installed. Rock or stone can be added to break up different textures. Stucco comes in many different colors and textures. Talk to us about your specific needs and we can help provide you with some ideas.
This house in Iowa, shown on the right, is prepped for recycled barn wood siding.
Stucco was sprayed between the sub-trim to encase the bales. (See picture below.)
Vertical cedar siding can now easily be attached to the horizontal sub-trim.

Financing Your Project
If you are looking to finance your project you should talk to a lender about a construction loan (and land financing as well, if needed). They can determine how much money you qualify for. Once you figure out your budget, you can better determine the size, features and options that you can afford.
Some property owners prefer to pay cash, if they are able to. Since the costs of our shell kits are so affordable, this may be an option for you.
Some owners may finance the property after the building is up to help offset any credit card bills they built up as they were building.
We highly recommended that the owner/ builder purchase the full exterior shell package that come with blueprints in order to get a water tight shell up quickly.
They can then work at their own pace to finish the interior of the project while knowing that their investment is
protected from the elements.
In the pitcure to the right we used Travertino, a decorative tough cementitious interior/exterior finish coating. We carved into the finish during application and cast a design made to look like Tuscan stone blocks.
This gives a stone block appearance with a lower cost, lower weight, and shorter lead time than
real stone.
The blueprints include:
Cover sheet,
- Index with General Notes,
- Structural Notes, Details, and Plans,
The property owner will be responsible for obtaining all required building permits and for verifying that the structure that is intended to be built is allowed and that all building and zoning codes will be met.
